Masonry repair and project types
- Brick walls and veneer — new construction, additions, garden walls.
- Concrete block (CMU) — foundations, retaining and garage walls.
- Stone — veneer, walls, steps and patios.
- Stoops and steps — a signature NYC element, often brownstone or concrete with a stone-look finish.
- Chimneys — crowns, flashing and flue liners need regular inspection.
Masonry repair: repointing vs. rebuilding
Repointing removes deteriorated mortar to a set depth and replaces it. It is routine maintenance every several decades. The new mortar must be compatible — older, softer brick needs softer lime-based mortar; using hard modern mortar can make the bricks spall. Rebuilding is needed when bricks are loose, cracked through, bulging or when a wall has moved.
"Tuckpointing" technically refers to a decorative finishing technique, but contractors often use it interchangeably with repointing — confirm what is included in any quote.
Material quantities
Modular brick with ⅜ in joints runs about 6.86 bricks per square foot; standard 8 × 16 in (nominal) concrete blocks run 1.125 per square foot. Use our brick calculator (which also estimates mortar volume) and the concrete block calculator.
Brownstone and landmark masonry
Brownstone is a soft sandstone that erodes and delaminates. Repairs commonly use specialized patching mortars matched in color and texture, or replacement stone. In landmarked buildings and historic districts, façade and stoop work generally requires Landmarks Preservation Commission approval, though most permits are issued at staff level without a public hearing.

New York rules and permits
Local Law 11 / FISP. NYC buildings taller than six stories must have their exterior walls inspected every five years by a Qualified Exterior Wall Inspector (a New York State-licensed architect or engineer). Conditions are classified SAFE, SWARMP (safe with a repair and maintenance program) or UNSAFE; UNSAFE conditions require immediate public protection, such as sidewalk sheds, and repairs. See our Local Law 11 guide.
Landmarks. Masonry repair, repointing that changes appearance, and stoop work on landmarked buildings generally need LPC approval; in-kind routine maintenance can be exempt.
Sidewalks. Stoops and areaways border the sidewalk the owner must maintain — see our sidewalk guide.
Frequently asked questions
How much does masonry repair or repointing cost?
Repointing typically costs $3–$15 per sq ft and tuckpointing at $5–$25; whole-house repointing averages $5,000–$25,000.
How often should brick be repointed?
Mortar typically lasts several decades depending on exposure. Repoint when joints are recessed, crumbling or cracked.
What mortar should be used on old brick?
A mortar no harder than the brick — often lime-rich for historic masonry. A preservation mason or engineer can specify it.
Does Local Law 11 apply to my building?
It applies to NYC buildings taller than six stories.
