Bathroom Remodeling

Bathrooms pack plumbing, electrical, ventilation, waterproofing and tile into a small room, which is why they cost more per square foot than almost any other space. This bathroom remodeling guide covers what a remodel costs in 2026, the choices that move the price most, the waterproofing details that make a remodel last, and the permit and building rules that apply in New York City.

Bathroom remodeling vs. renovation scope

A cosmetic remodel keeps everything in place: new vanity, toilet, fixtures, lighting, paint, maybe new tile. A full renovation strips the room to the studs, replaces supply and drain lines, rebuilds the shower with new waterproofing, and may relocate fixtures. Relocating the toilet or shower drain is usually the biggest single cost driver.

Tub-to-shower, curbless and accessible bathrooms

Converting a tub to a walk-in shower is one of the most requested projects. Curbless (zero-threshold) showers improve accessibility but require the floor to be recessed or built up so water drains correctly — a structural question in some buildings. Grab-bar blocking in the walls is inexpensive to add during a remodel and avoids opening walls later.

Waterproofing and ventilation basics

Tile and grout are not waterproof. Showers rely on a properly sloped pan or membrane and waterproofing behind the tile — sheet or liquid-applied membranes or a traditional mortar bed. Ask your contractor which system they use and whether it is flood-tested before tile goes on.

An exhaust fan vented to the outdoors removes moisture that otherwise feeds mold and peeling paint. Size and ducting should follow code and the manufacturer.

Estimating tile and grout

Tile quantity depends on area, tile size, joints and layout. Use our tile calculator and grout calculator, and buy extra from the same production lot for future repairs.

Bathroom remodeling timeline

A cosmetic update may take a week or two. A gut renovation often takes several weeks of work plus lead time for vanities, glass and specialty tile. In apartment buildings, plumbing shutdowns may need to be scheduled through management.

New York rules and permits

NYC permits. DOB lists plumbing fixture replacement among work that does not require a permit, and ordinary plumbing work must be done by a Licensed Master Plumber. Relocating fixtures or risers requires a licensed plumber and filings. The contractor doing the remodel must hold a DCWP Home Improvement Contractor license.

"Wet over dry" rules. Many NYC co-ops and condos prohibit placing wet areas (bathrooms, kitchens) over a neighbor's dry living space, and require waterproofing details and insurance in the alteration agreement. These are building rules, not city law, and vary by building.

Frequently asked questions

How much does a bathroom remodel cost?

National cost data show $6,456–$24,715 with an average of $15,586 (February 2026). Try the bathroom remodel cost calculator for your own budget.

How much does a small bathroom remodel cost?

Small bathrooms have less tile but the same fixtures, plumbing and labor setup, so they cost less in total but more per square foot. Expect the lower half of the national range for cosmetic work.

Do I need a permit for bathroom remodeling in NYC?

Not to replace fixtures in place; yes to move plumbing. Your building may still require board approval.

What is the best waterproofing for a shower?

Sheet membranes, liquid-applied membranes and traditional mortar-bed pans all work when installed per the manufacturer and tested. The installer's experience matters more than the brand.
