Flooring Installation Cost Price per Square Foot by Flooring Type

Flooring installation cost: installer fitting a wood-look laminate plank

Flooring installation cost typically runs $5–$12 per square foot for luxury vinyl plank (LVP) and laminate. Engineered hardwood runs $8–$20 and solid hardwood $12–$25 or more. Carpet is often cheaper, while tile varies widely with size and pattern. Removing old flooring and fixing the subfloor can add several dollars per square foot.

Flooring installation cost per square foot

Flooring type Installed planning range per sq ft Typical labor per sq ft
Luxury vinyl plank (LVP) $5–$12 about $3–$5
Laminate $5–$12 about $2–$3
Engineered hardwood $8–$20 about $3–$6
Waterproof engineered hardwood $10–$22 about $3–$6
Solid hardwood $12–$25+ about $3–$8
Carpet about $2–$8 included

Some LVP estimates show a wider installed range of $3–$16 per sq ft, with most people paying $5–$12. A typical 200 sq ft LVP job averages about $1,600.

What about tile?

Tile pricing depends on tile size, material (ceramic, porcelain, stone), pattern and prep. A 200 sq ft tile floor runs about $1,000–$5,000 installed. Large-format and natural stone tiles, intricate patterns and heated floors push it higher. Use our Tile Calculator and Grout Calculator for quantities.

Flooring cost for a typical room

For a 200 sq ft room, typical 2026 totals are about:

  • Vinyl sheet: about $517
  • Carpet: about $686
  • Hardwood: about $2,017
  • Ceramic tile: about $2,258

Room totals rise quickly with premium materials, stairs, many doorways and transitions.

Extra flooring installation cost to budget

Item Typical cost
Old flooring removal about $1.50–$3.50 per sq ft (glued floors and tile cost more)
Subfloor replacement about $3–$10 per sq ft where needed
Underlayment varies by product and subfloor
Transition strips about $5–$30 each
Vapor barrier for vinyl over concrete about $100–$150 per room
Baseboards and shoe molding priced per linear foot

How to estimate your flooring installation cost

  1. Measure each room: length × width. Split L-shaped rooms into rectangles.
  2. Add waste: about 5–10% for straight layouts and 10–15% for diagonal or herringbone.
  3. Check box coverage: divide total square feet by the coverage per box and round up.
  4. Apply installed pricing, then add removal, subfloor and trim.

Example: 400 sq ft of LVP + 10% waste = 440 sq ft. At $5–$12 installed, that's about $2,200–$5,280 before removal and extras.

Our Flooring Calculator handles rooms, waste and boxes.

Choosing the right floor

  • Kitchens and baths: LVP, porcelain tile or waterproof engineered wood
  • Basements: LVP, tile or sealed concrete, since solid hardwood dislikes moisture. See basement renovation.
  • Living areas and bedrooms: hardwood, engineered wood, laminate or carpet
  • Rentals and busy homes: LVP and laminate for durability and easy replacement

Apartment and co-op flooring rules (NYC)

Many New York City co-ops and condos regulate flooring to limit noise for neighbors below. Typical requirements include sound-rated underlayment and rugs covering a set share of the floor. These are building rules, not city law, so check your alteration agreement before choosing a floor. NYC's Department of Buildings lists resurfacing floors as minor work that doesn't need a DOB permit, but contractors doing residential home improvement still need a DCWP license.

Ways to save on flooring installation cost

  • Choose LVP or laminate for a wood look at lower cost
  • Keep the existing subfloor if it's flat and sound
  • Do the demolition yourself where safe
  • Install larger contiguous areas at once to reduce transitions and setup
  • Buy all material from one lot to avoid color mismatch, plus a spare box for future repairs
